Get a Buyer Rebate on New Construction
Register Jakir Malek (EXL Realty Group) as your buyer's agent before visiting any builder. The buyer-agent commission, minus our flat $1,000 fee, may be returned to you as an estimated closing credit at closing, subject to lender approval.
List Your Current Home for $399 Flat
List your current home on the MLS through ListWithEXL, a flat-fee MLS listing service operated by EXL Realty Group. Your home syndicates to Zillow, Realtor.com, Trulia, and 100+ portals. No traditional 3% listing commission.

Yes. The buyer rebate (estimated closing credit on new construction) is available statewide. The flat-fee MLS listing through ListWithEXL is also available statewide for NTREIS and other MLS boards. Both programs are operated under EXL Realty Group (TREC Broker License #9015220).
No. The two programs are completely independent. You can list your current home first and then buy new construction, or buy first and sell later. Many clients coordinate both closings to minimize overlap housing costs, but the timing is entirely up to you. We help you think through the sequencing when you contact us.
The MLS List plan ($399) includes a 6-month listing on the MLS, syndication to Zillow, Realtor.com, Trulia, and 100+ portals. You handle buyer inquiries and showings yourself. MLS Plus ($599) adds professional photography and offer review guidance. MLS Elite ($1,999) includes full agent negotiation support and transaction coordination. Subject to lender approval, the estimated closing credit can be applied to closing costs, a mortgage rate buydown, builder upgrades, or lot premiums. Each lender has its own limits on closing credits. Discuss with your lender early to understand how your specific loan program handles them. We work closely with your lender to structure the credit in the most beneficial way.

Yes. Both programs are operated under EXL Realty Group, a licensed Texas real estate broker (TREC Broker License #9015220). Buyer rebates (sharing commission with buyers) are permitted under TREC rules. Flat-fee MLS listing is a standard and fully legal listing arrangement in Texas. Both are disclosed in writing and included in your buyer representation or listing agreement.
