When you visit a builder's sales office without your own representation, the builder's on-site agent represents the builder — not you. As your licensed buyer's representative, I register you with the builder, negotiate on your behalf, and return a portion of the buyer-agent commission to you as an estimated closing credit, subject to lender approval.

When a builder sells a new-construction home, they set aside a buyer-agent commission — typically 2.5% to 3% of the purchase price — to be paid to the outside buyer's agent at closing. As your buyer's representative, I receive that commission and return most of it to you as an estimated closing credit.

Most new construction buyers walk into a builder's sales office without representation. The builder's agent — who they meet there — works exclusively for the builder. That agent's job is to sell homes at the highest possible price with the fewest concessions.
I built Texas Homes Rebates to flip that dynamic. As your buyer's agent, my job is to represent your interests: register you before builder contact is made, review contracts, negotiate upgrades and lot premiums where possible, and ensure the commission that was always meant for a buyer's agent actually goes to you — not to someone whose loyalty is to the builder.
