Yes. Homebuyer rebates are 100% legal in Texas, supported by both the Texas Real Estate Commission (TREC) and the U.S. Department of Justice (DOJ). EXL Realty Group is a fully licensed Texas broker and all rebates are properly disclosed and documented.
Nothing. Our service is completely free to you as a buyer. The rebate comes from the commission the builder would have paid to their own on-site agent — we share a large portion of that back with you. It doesn't come out of your purchase price.

First-time buyers, repeat buyers, investors, and second-home buyers may all qualify. The program applies to primary residences, investment properties, and second homes depending on builder policies. If you're purchasing a new construction home in Texas, you likely qualify.
This is the single most important step. Texas real estate law requires your agent of record to be established before your first builder visit or communication. If you visit without registering first, the builder's on-site agent becomes your default representative — and you lose your rebate eligibility. Register before your first visit to protect your savings.

Yes — with Full Service. We negotiate upgrades, closing cost contributions, lot premiums, incentives, and contract terms on your behalf. With Limited Service, you handle builder negotiations directly while we manage all the paperwork.
Your lender must be informed of the rebate — lenders are required to account for buyer credits and some loan programs have restrictions. We'll work with your lender to structure it properly. Using our program typically does not affect builder pricing or incentives, and in most cases you can use your preferred lender unless a builder incentive requires their in-house lender.
The rebate is paid at or shortly after closing — either as a closing credit or via check/wire transfer. For new construction, closing typically occurs 6–12 months after signing your contract when the build is complete.
According to IRS guidance, rebates are generally not considered taxable income. Please consult your tax advisor for advice specific to your situation.
